Located in the centre of the Christchurch CBD, with frontages onto both Litchfield Street and Cashel Mall, this 29,000m2 development was completed in two stages, overlooking a central 1000m2 of landscaped courtyard.
Stage 1 – 10,400m2 six storey building comprising of office tenancies and a mezzanine carpark.
Stage 2 – 18,600m2 five storey building comprising of office tenancies with mezzanine carpark, and balcony areas overlooking the central courtyard.
The design engineers at BECA were tasked with designing a cost-effective solution for the heating, ventilation and air conditioning requirements of the buildings, while offering them the flexibility to personalise each space to suit the individual tenant’s requirements. In addition, there was also the need to minimise disruption due to any downtime of equipment, requiring no more than 25% redundancy on any one floor space at a time.
Mitsubishi Electric R2 Systems were selected as the core solution for the space heating and air conditioning. This offered the design flexibility and the possibility to add and alter the units due to the
unique 2 pipe design and architecture, while avoiding the costly exercise of re-piping the entire building when alterations and additions occurred.
The PAR-U02 Touch Screen Controller was selected as it offered an aesthetically appealing controller with increased functionality including light sensing or PIR sensing, visual indicators, and programmability
of control items, again increasing the flexibility of fit out arrangements by reducing the requirements to rewire wall controllers during fit outs.
The second stage of the project had an increased fresh air requirement which was approached with efficiency in mind, using highly efficient heat recovery wheel AHU units supplied by Energy Products
International with the incorporation of Mitsubishi Electric City Multi Y-Series ODU and AHU Controllers. When combined, these temper the final entering air temperature to the required condition in both
heating and cooling, reducing the fresh air load on the building despite the high air volumes required by the tenant.
The buildings also incorporated full central control options with stage 1 using AG150 Touch Screens and BAC-HD150 BACnet Interfaces to the BMS System while stage 2 has been installed with AE200 and BACnet
licencing, offering a full front-end controller with direct BACnet Control to reduce the space requirements in the mechanical boards and the overall cost of the control equipment.
